The supplemental problem
The bill that arrives months after you move in
When a California property changes ownership, the county reassesses it at your purchase price. It then issues a supplemental tax bill for the difference between what the previous owner was assessed and what you are now assessed — prorated for the rest of the tax year.
That bill is not part of the regular annual tax roll. It arrives separately, often several months after closing, and it is frequently not budgeted for by anyone in the transaction. For a buyer who paid well above the previous owner’s assessed value, it can be thousands of dollars, due on a date they weren’t watching for.

Supplemental assessments are a California mechanism. This product is available on California properties only.
Purchase transactions
The supplemental bill is triggered by a change of ownership, so this product must be set up in connection with a purchase. Refinances and existing owners should use Reserve Eliminator.
Required to impound through your servicer? On FHA and conventional loans at 90–100% LTV you may not be able to waive the lender escrow. In that case, Supplemental Tax Solution — also a California-only product — covers the supplemental bill alongside the servicer’s account for a one-time $350 fee.
