The short version of what we do and how to begin.

Is Easy Impound a replacement for my lender’s escrow account?

With Reserve Eliminator, yes — the goal is to waive the lender impound so no reserves are collected at closing and Easy Impound manages the taxes and insurance instead. Whether an escrow waiver is available depends on your loan program, LTV and lender. On high-LTV FHA and conventional loans where impound is required, California buyers can use Supplemental Tax Solution, which works alongside the servicer’s escrow rather than replacing it.

How soon can I set up an account?

You can start an account online in a few minutes. We then retrieve your county tax record and policy details to build your budget. Enrolling during a real estate transaction is common, but there is no closing deadline — existing owners can enroll at any time.

Can I enroll after I’ve already closed?

Yes. Reserve Eliminator can be set up during a real estate transaction or at any point after. Reserve Eliminator Plus Supplemental is a California purchase product and must be set up in connection with a purchase.

How can I fund my account?

ACH direct debit, debit card or credit card. You choose at sign-up and can change it at any time. All ACH transactions are protected by Plaid, which secures the connection to your bank so your account credentials are never stored by us.

Can I enroll more than one property?

Yes. Each property carries its own subscription, and volume discounts apply automatically as your active property count grows — across personal and business accounts combined. See the pricing page for the tiers.

Does my lender have to approve this?

Using Easy Impound in place of a lender escrow account is subject to lender approval and loan program guidelines. Whether an escrow waiver is available depends on your loan program, your LTV and your lender. Where a waiver isn’t available, Supplemental Tax Solution can still cover the supplemental tax bill alongside the servicer’s account.

If you can waive the lender impound, Reserve Eliminator is the core product. Buying in California? Reserve Eliminator Plus Supplemental adds supplemental tax bill coverage. Is this available with Supplemental Tax Solution?

No. With Supplemental Tax Solution your servicer keeps the escrow for your regular taxes and insurance, so we never touch the policy. Insurance monitoring is part of the Reserve Eliminator family only.

How we budget, and the California bill that catches buyers out.

What is a supplemental tax bill and why do I need coverage for it?

In California, when a property changes ownership it is reassessed at the new purchase price. The county then issues a one-time supplemental tax bill for the difference between the previous owner’s assessed value and yours. Because servicer escrow accounts are typically sized on the previous owner’s tax amount, that bill often isn’t escrowed — it lands on the buyer directly, months after closing, and can be several thousand dollars.

What happens if my tax bill or premium goes up?

We monitor assessed values, tax rates and insurance renewals throughout the year. When your obligation changes, we recalculate your monthly amount and notify you before the change takes effect, so you’re never surprised by a shortage at the end of the year.

Do I have to switch carriers to use this?

No. Monitoring works with the carrier you already have, and the comparison service — once it launches — will be entirely optional. If you never opt in, we simply watch your policy, pay the premium and tell you when something changes.

Does Easy Impound earn a commission if I switch?

No. We are not an insurance broker or agent and we receive no commission, referral fee or compensation from any carrier. The comparison is being built because a lower premium means a smaller monthly collection for you.

What happens if my carrier cancels or does not renew?

We flag cancellation and non-renewal notices as soon as they are detected and notify you immediately. A lapse in coverage can trigger expensive force-placed insurance from your lender, so this is one of the most valuable alerts we send.

Does it cost extra?

No. Insurance monitoring, premium alerts, renewal tracking and the value check are all included in your Reserve Eliminator subscription at no additional charge, and market comparison will be free as well when it launches. See the pricing page for what the subscription costs.

What you pay us, and what you don’t.

How much does it cost?

There is a one-time setup fee per property ($60 personal, $100 LLC/business, $300 private money LLC) and then an annual or monthly subscription per property, starting at $99/yr and dropping to $60/yr at higher property counts. Supplemental Tax Solution is a flat $350 technology fee at sign-up with no recurring fee. See the full pricing page.

What exactly does the setup fee cover?

The one-time setup fee is charged per property enrolled and covers account creation, identity or business verification, county and carrier record retrieval, and building your initial payment budget.

Is the subscription per property or per account?

Per property. Each enrolled property carries its own subscription, priced at the tier your total active property count qualifies for.

What makes an account “LLC / Business”?

The linked bank account, not the title. If the bank account funding a property is owned by a business entity, that property is billed at the LLC / Business or Private Money LLC rate and requires business verification (KYB).

Does Supplemental Tax Solution have a subscription?

No. It is a flat $350 technology fee at sign-up with no recurring fee.

Do the fees include my actual taxes and insurance?

No. Setup and subscription fees are for the Easy Impound service. Your property taxes and insurance premiums are collected separately, held at our FDIC-insured banking partner, and paid to the county and your carrier on your behalf.

What happens if I sell the property or want to cancel?

Contact us and we will close out the account. Any funds collected and not yet disbursed are returned to you. Note that volume discounts are based on currently active properties, so removing a property can re-tier your remaining ones at the next billing cycle.
